The freshly brewed coffee in the lobby was surprisingly delicious, perfect for fueling my morning strolls on the nearby jogging path. Plus, with fantastic spots like Abshar Iranian Restaurant and The Breakfast Club right around the corner, I was never short of culinary treasures to explore!
While I enjoyed my stay, the noise from the street did keep me from catching those Z's. The small parking area made it tricky for my companion and me, and room service didn't kick off until noon.

Nothing too much trouble, I had an amazing stay and will be back. The room was neat with a view of burj khalifa and with smoke detectors for safety measures. The location offered was great and fantastic near a taxi as well as nice neighbourhood.
Cannot find any fault.

we didn't have time, so stayed here only for 4 nights, even so everything was really good. it was 23 mins drive to the airport. the staff were pleasant, superfriendly.

It is a good modern property located in Umm Suqeim district close enough to affordable nice restaurants on jumeirah road and walking distance from nice beaches. The staff is very helpful and the food is appetising.

missingWrote a review on 04 Novbeach proximitystaff issuespoor ventilation
The proximity to the beach was a huge plus.
I was quite frustrated with the staff's behavior. Housekeeping barged into my room early, disregarding the 'Do Not Disturb' sign, which disrupted my morning. On top of that, the ventilation in the room was poor, leaving the air stuffy and uncomfortable. Lastly, the noise from the road was a constant distraction .

The breakfast options were quite limited for westerners, and the layout made it challenging to find clean tables at times.

Amazing staff and great location
The location can't be beaten, just a short walk to Kite Beach and surrounded by great cafes and eateries. The staff were helpful, especially those at the café and security. I was disappointed that the early check-in and late check-out options were misleading since they depend on room availability.

Single's cozy getaway
I had a late checkout at 6pm included in my room price which was super convenient for my schedule. Kamal and Bhuwan from housekeeping were really good, the room was super clean and had a ton of natural light, perfect for my stay.
It wasn't exactly cheap but manageable.

Plus, the beach proximity was perfect for enjoying those sunny days. We found a lovely spot with a fine sea view right from our balcony, offering great morning vibes.
The noise from the street was a bit disruptive at times .
